Owner's Representation & Construction Project Management
On Track Construction Management provides owner's representative, construction management, and project management services for commercial and residential construction projects. OTCM represents the owner's interests throughout the project, helping manage scope, budget, schedule, quality, contracts, consultants, contractors, and project risk from early planning through completion.
Flexible Support for Every Project
Not every project needs full-service construction management. Some owners want support from early planning through closeout, while others need targeted assistance or an experienced second set of eyes. OTCM tailors its services to the project, the owner's needs, and their level of experience.
We can manage the entire process or step in where support adds the most value, whether that means early planning and budgeting, contractor selection, contract review, construction oversight, or helping move an existing project toward completion.
Preconstruction & Planning
Early planning can have a significant impact on project cost, schedule, constructability, and overall success. OTCM assists owners with project planning, design management and coordination, budgeting and estimating, constructability reviews, permitting and agency coordination, procurement planning, and development of the project schedule.
Services can also include consultant coordination, contractor solicitation, bid evaluation and leveling, contractor selection, and support with contract negotiations before construction begins.
Construction Phase Management
During construction, OTCM provides active project oversight and coordination on behalf of the owner. Services may include contractor and consultant coordination, on-site construction management, schedule monitoring, quality oversight, RFI and submittal coordination, change management, progress review, agency and inspection coordination, and communication with project stakeholders.
The level of involvement can be tailored to the project, from periodic owner support and construction oversight to comprehensive construction management.
Cost, Schedule & Contract Management
OTCM helps owners maintain visibility and control over the financial, contractual, and scheduling aspects of their projects. Services may include budgeting and cost tracking, schedule development and monitoring, contractor payment review, change order evaluation and negotiation, contract administration, risk identification, and project reporting.
When needed, OTCM can also assist with reviewing contractor proposals and contracts, evaluating changes in scope, and providing recommendations to help owners make informed project decisions.
Project Closeout
OTCM helps manage the final stages of construction so outstanding work, documentation, inspections, and project requirements are completed in an organized manner. Closeout services may include punch list coordination, final inspection and agency coordination, completion tracking, closeout documentation, warranty and turnover coordination, and support with final contractor payments and project reconciliation.
Support at Any Stage of Construction
OTCM does not need to be involved from the beginning of a project to add value. Owners may engage OTCM after design or construction is already underway when additional oversight, coordination, schedule management, contractor coordination, cost control, or project leadership is needed.
Whether a project is progressing normally or experiencing challenges with schedule, coordination, construction quality, contractor performance, permitting, or completion, OTCM can assess the current status and provide targeted support to help move the project forward.
